Many landowners may need assistance to insure that agricultural activities are increasing their asset values, and enhancing recreational opportunities, while enhancing the capability of the land to meet the landowner's short and long-term objectives. Too often non-farmer landowners defer most if not all management decisions to the farmer. Many times no discussion occurs on how the how the agricultural tenant can add value for the owner by slight modifications to agricultural production practices. Our firm manages approximately 35,000 acres of farmland for landowners who are both agricultural producers and non farmers. We have conducted detailed financial reviews on agricultural enterprises to improve financial results. Our agricultural clients include: private landowners, commercial nurseries, tree farmers, large multi-state vegetable producers, small grain/row crop, livestock farmers and vineyards. Our non-farmer clients typically have agricultural lands and are primarily interested in preparing future retirement home sites, are horse or other livestock enthusiasts interested in developing pastures, or those most interested in developing recreational opportunities. We typically work with our clients to identify their short and long-term management objectives. Following an assessment of the resources and identification of environmentally sensitive areas, we typically conduct a management review of existing operations to insure activities are consistent with the owner's objectives. We develop customized, agricultural leases to insure that the farm operator and landowner clearly understand what is necessary for a successful partnership. We have encountered landowners who do not fully understand that the farmer is running a business and making investments that may not be recovered for several years. In order to maintain an effective relationship, both parties need to plan for at least a 3-year period and clearly identify mutual expectations including any proposed land use changes to avoid unnecessary costs. Once we have developed agricultural leases and/or contracts we provide
annual monitoring inspections to insure the farming operation is in
compliance with local, state, and federal regulations. If problems are
identified we will work with the landowner or farm operator to institute
corrective action plans when appropriate. By serving both the landowner's
